How do I make money off this website?
By Jay Hirsch, Real Estate Broker

First, the facts:

  • 65% of buyers used the Internet when searching for a home.
  • 77% of homebuyers who searched on the internet purchased their homes through real estate professionals.
  • Nearly 70% of all Internet-using homebuyers visited a home with a real estate agent as a result of their use of a real estate Web site.
  • 63% of homebuyers who searched online felt the Web shortened their search.

Now, I'll try to paint you some pictures:
The Open House

You are holding an open house. There are two couples looking around. One couple is asking you some questions and while you are talking to them the other couple starts walking out. All you can do is thank the departing couple and make sure they have a flyer.

As it happens, that couple was not interested in the house you were showing and you didn't have time to ask them what they were interested it. But, it was a good thing that your flyer promenantly showed your website address and informed the couple that they could use it to search through local listings. When the couple found some homes on your site they called you in order to schedule viewings.
Rider On The Street

You have a listing of a house that is on a downslope. Because of the downslope it looks like a little house from the street, but it is really a big house.

There is a renter in the neighborhood who drives by the house everyday. She is looking for a big house so when she saw what she thought was a small house for sale she wasn't motivated enough to call a real estate agent about it. But, since this is your listing and you have a myRealtyPage website, and you have a sign rider with the internet address, all she had to do to find out about the house was go to your site. There she found many pictures and virtual tours and then she wanted your help to see the property in person.
A Shot In The Dark

Let's say for instance that you are Caroline Peters or Michelle Peters McGiloway. In that case you would happen to have a myRealtyPage.com website. Let's also say there is a homebuyer looking for a home in Oakland or Piedmont.

If this buyer happens to enter 'homes oakland piedmont' into either Google, Yahoo, or AOL (at the time this was written - 12/5/03) he would find your site in the number one position and would then be able to use any of the many features available on your site.

More about Search Engines
He told a friend & she told a friend & ...

You closed escrow with one family a while back. It was a bit difficult because your clients were traveling a lot. Fortunately, your website had a built-in transaction tracking system and you were able to keep your clients informed.

It really came in handy when there was an engineering report that they had to see immediately and didn't have access to a fax machine, but did have internet access. You were able to upload an acrobat version of the report which they were able to download and view.

This family was so impressed that they recommended you every chance they got.
